One of the toughest parts of managing rental properties is handling repairs — especially when it comes to timing and cost.
At Centurion Real Estate Management, we do everything we can to make repairs fast, efficient, and cost-effective.
But the reality is — sometimes repairs take time. And I want to walk you through why, using a real example from my own home.
THE PERSONAL STORY
Recently, the refrigerator in my own primary residence broke down.
I called one of the major local appliance vendors — not Centurion, but a well-known service company.
The first appointment they sent out the wrong tech — someone who didn’t specialize in Samsung refrigerators.
That meant waiting for a second appointment… and then waiting again for a back-ordered part.
By the time the repair was fully completed, it had taken three weeks, three appointments, and a total cost of about $800.
That’s just the real world we live in.
THE REALITY OF PROPERTY MAINTENANCE
That same reality applies to rental properties, too.
Whether it’s an appliance, HVAC system, or plumbing issue — we deal with vendor schedules, part delays, brand-specific technicians, and warranty timelines.
And while we always push to move things forward as quickly as possible, some delays are simply outside of our control.
BALANCING OWNER EXPECTATIONS & RESIDENT EXPERIENCE
On one side, we have the property owner, who wants to control costs and protect their investment.
On the other side, we have the resident, who just wants things fixed fast.
Our job is to balance both — delivering quality repairs at a fair cost, while keeping communication clear, expectations realistic, and residents cared for during the process.
WHY REALISTIC EXPECTATIONS MATTER
We live in an age of same-day delivery and instant service — but real-world property maintenance doesn’t always work that way.
Even brand-new appliances break.
Parts get backordered.
Skilled tradespeople are booked out weeks in advance.
That’s why it’s so important to set realistic expectations — because frustration often comes from assuming repairs should happen faster than they physically can.
The key is communication — keeping everyone informed, updated, and aligned.
THE CENTURION APPROACH
At Centurion, we track every work order from start to finish, communicate proactively with both residents and owners, and always look for the most cost-effective, long-term solution.
Sometimes that means a quick repair — sometimes replacement is smarter.
Either way, our goal is to protect your property, respect your tenant, and handle it all with professionalism and care.
Repairs take time, and sometimes they test our patience — but that’s the reality of managing real property in the real world.
At Centurion Real Estate Management, we set clear expectations, communicate through the process, and always do what’s best for your property and your residents.
I’m Mendell Gosnell, and this is how we manage property — and maximize performance.
