Required Information – Government issued ID, 2 most recent pay stubs (or 2 years’ tax returns if self-employed), pet photo taken with applicant (if applicable). Landlord contact info for last 3 years. All adults aged 18+ must apply & pay an application fee.
Security Deposits - Applicants with better credit and references will generally be approved at a security deposit of 1 - 1.2x one month’s rent. Applicants with combined credit scores below 620 and less than perfect references may still be approved at up to a double deposit and/or an increased risk-rent charge.
Common Reasons to be Declined –Incomplete application, evictions, collections from landlords, credit score below 500, insufficient income, unsatisfactory references, non-discharged bankruptcies, unqualified occupants, pets (no aggressive breeds allowed), or move in dates too far in future can also be a reason for a declined application. Within the last 7 years, any felonies of illegal manufacture or distribution of a controlled substance, felonies resulting in bodily harm or intentional damage or destruction of property for example, “arson”. Any sexual related offenses for any time period.
TENANT LIABILITY INSURANCE (“Renters Insurance”) is strongly advised, but not otherwise required unless specifically noted in the property specific advertising.
Processing your Application - We begin processing applications immediately, and we strive to complete them within 24-48 hours (1-2 business days). Incomplete applications are subject to denial. If we are not able to complete your application because we are unable to get a response from your current and/or previous landlord or your current employer or reference within 2 business days we reserve the right to deny your application. If we are unable to reach you within 2 business days at any time during the application process we may deny your application and move on to the next in line.
Rental References - Please note: after your application is received and screened, if we are unable to contact or get a reply from your previous landlords within 2 business days it may result in a denial and we will move on to the next application. To ensure the best chances at getting approved, please assist by letting your rental references know that we will need a timely response when we request the references.
Upon Approval – You will have 2 business days after you are approved to submit funds for your security deposit (deposit to hold the unit). We can only hold a vacant unit for 1 week with the deposit before rent will be due.
- Prior to receiving keys, we will need certified funds (money order or cashier’s check) – one for your first month’s rent amount and another for your security deposit.
