How should I handle landscaping at my rental property?
Landscaping issues tend to be a hot topic, especially with owners of rental homes. The conversation usually begins by the homeowner asking us if we can find a tenant that will take care of all the landscaping. We generally respond with, “we can sure try”. We always want to do our best for our owners. However, time has taught us many lessons especially in the department of landscape upkeep. Generally speaking, tenants do not take as good care of the yard work as homeowners. Many times they do not own many of the basic tools necessary to perform the task.
We recommend all properties to have ongoing landscaping service. There are several reasons for this. Tenants generally do not do an adequate job and often do a poor job then this reflects bad on the property, to the neighbors, our company and puts us in the bad place of trying to enforce and still looking bad while increasing our need to monitor the property more frequently. Gaps can also happen at critical times such as at turn-overs, during the spring when the grass is growing rapidly or during the fall when leaves are falling by the truck load. Turning landscape maintenance over to the pros is a great way to go to ensure success.
